The Skilled Nursing Boot Camp: Evaluating the Investment Landscape to be held in Washington D.C. on September 25 will engage attendees in a case study featuring investment and operational considerations from the operator’s perspective. Mock offers and term sheets will be evaluated. Participants will hear proposals and then determine if they should sell the property, hold it, and/or retain a new operator.
Whether you are an underwriting veteran new to the skilled nursing sector or just looking to brush up on the latest best practices, the NIC Academy Skilled Nursing Boot Camp will provide attendees with the tools they need to find value in skilled nursing properties in today’s economic landscape.

The Skilled Nursing Boot Camp is a one-day in-person experience that offers a brief summary overview of the industry, with a strong focus on a prospective transaction. It covers operational opportunities, design and building configurations, disposition strategy, financing, and valuation.
No, there are no prerequisites—just bring your curiosity about the Skilled Nursing sector! You’ll receive a “What To Know Before You Go” email one week in advance of the Boot Camp. This email will include sneak access to the case study that will be the focus of your Boot Camp.
Just bring yourself! Breakfast and lunch will be served, and all your materials will be printed and ready for you at your seat. You’ll also have a pad of paper and a pen for note-taking. Laptops are welcome but optional.
If you are attending the 2024 NIC Fall Conference, you will not need to book additional accommodations. We can hold your luggage for you as you partake in the boot camp.
If you are not attending ‘the NIC,’ and would like to book in the discounted room block at one of the host hotels, please follow the instructions and links in the confirmation email you’ll receive after you register.
Course Outline
Industry Overview –
Hear the latest on the state of skilled nursing trends and changes in the healthcare landscape.
Skilled Nursing Growth –
Learn about skilled nursing and its impact. Topics will include changes in underwriting, the value of properties, HUD loans, Medicare and Medicaid, staffing, and more!
Case Study Overview –
This fictitious case study will showcase an interactive model of a recently acquired assisted living community that the new owner will to determine if they will sell, hold, and/or retain a new operator-based case study and information provided on acquired property.
Investment Considerations –
This discussion will cover reimbursement programs, the importance of partnerships, and newly COVID-related focus areas. It will highlight operator considerations when looking to partner with investors.
Operational Considerations –
Participants will review profit and loss statements and learn how to discuss what to look for when assessing a property. Discussions on census overview and how it is trending and why this is important to consider.
Capital Market Structure –
Participants will hear insights on what the various components are when looking for proforma and what’s realistic.
Proposals –
After reviewing presentations and hearing various pitches, participants will be placed into small group discussions and work in small teams to submit a proposal. Participants will take into consideration the case study and provide their respective recommendations.
