Insurance is an essential tool utilized by senior housing operators and capital providers to mitigate financial risk and provide security in the face of uncertainty. At its core, insurance is a contractual agreement that allows businesses to transfer the financial burden of unexpected events, such as accidents, natural disasters, or liability claims, to an insurer. By pooling risks across many policyholders, insurance fosters stability,  enabling organizations to plan confidently for the future.

This course offers a comprehensive overview of risk management strategies tailored to senior housing. You will explore essential insurance coverages, including property insurance, which safeguards physical assets like buildings and equipment from fire, natural disasters, and vandalism. The course will also cover casualty insurance, focusing on liability exposures such as general and professional liability, workers’ compensation, and auto liability.

Beyond traditional coverage, you will learn about specialized insurance options, including management liability policies, such as Directors and Officers (D&O), Employment Practice Liability Insurance (EPLI), and cyber insurance, as well as alternative risk transfer solutions like captives and high-deductible programs. A dedicated section will highlight emerging trends and innovations—such as AI, the Internet of Things (IoT), and cybersecurity measures—and their impact on risk management in senior housing.

In addition to insurance fundamentals, this course will introduce key financial risk strategies. You will examine tools like interest rate hedging to manage borrowing costs and gain insight into prepayments and defeasance—essential considerations for those managing debt in senior housing investments.

By the end of this course, you will have a solid foundation in insurance and financial risk management, equipping you with the knowledge to protect assets, minimize liabilities, and optimize financial outcomes.

As vice president of the Senior Housing & Care team, she leads business development efforts while overseeing marketing, service team management, and the administration of new and existing client programs. She specializes in developing comprehensive strategies to create innovative insurance solutions tailored to loss analysis, operational objectives, and business goals.

Renee Guthart Chief Operating Officer, Hamilton Insurance Agency’s P&C Division

Renee serves as the chief operating officer of Hamilton Insurance Agency’s P&C division. She has over 25 years of management experience cultivating strong carrier relationships to provide tailored risk management solutions to valued clients. Her focus for the last 10 years has been serving the senior living community. She is passionate about her clients’ important mission, which perfectly aligns with Hamilton’s purpose of providing impactful insurance solutions.

Josh Mills Managing Director, Pensford

Josh is the Managing Director at Pensford, where he oversees deal management, operations, and data teams. At Pensford, he helps level the playing field between borrowers, who are his clients, and their lenders and hedge providers. He does this by providing transparency around interest rates, the risks associated with those rates, and by providing strategic input on how to hedge that risk. Over 6 of Pensford’s 15 years serving clients, he has worked on thousands of interest rate derivative transactions, including things like caps and swaps, as well as defeasances and other methods of prepayment.
